Pevensey Bay is as exposed a coastal location as you'll find in East Sussex. Properties on the beach and the seafront road face southwest directly into the prevailing Channel winds with no shelter whatsoever โ the sea is immediately outside. Salt spray reaches roofs regularly. Wind loads are at the upper end of what domestic roofing materials are designed to handle. The environment here demands a level of care in material specification and installation quality that simply isn't needed a few miles inland.
Pevensey village itself โ with its Norman castle and medieval buildings โ is very different in character: a conservation area with listed properties, flint construction, and some of the oldest domestic roofscapes in East Sussex. Westham, between the two, has a mix of older and more recent housing. Each requires a different approach.
The most demanding roofing environment in our service area
Accelerated corrosion of all metal components. At Pevensey Bay, salt air corrosion of roofing fixings happens faster than anywhere else we work. Original iron or galvanised nails, galvanised guttering fixings, and standard steel screws corrode within years rather than decades. We specify stainless steel fixings as standard for all work at Pevensey Bay โ it is the only appropriate choice for this location.
Lead flashing failure. The continual thermal cycling from the exposed seafront position โ hot sun followed by cold wind and rain โ puts particular stress on lead flashings. We inspect and replace lead flashings regularly at Pevensey Bay properties and always ensure correct drip edges and lap dimensions to handle the wind-driven rain that properties here experience.
Ridge tile failure. Mortar-only ridge tile fixing is simply not adequate for Pevensey Bay's wind exposure. We mechanically fix ridge tiles on all Pevensey Bay work โ stainless steel fixings through the ridge tile into the batten, in addition to a mortar bed. This is essential at this location.

Clay tiles for non-slate properties
Where concrete tiles are currently installed on Pevensey Bay properties โ common on the post-war housing along the seafront โ we recommend upgrading to clay at re-roofing time. Concrete tiles absorb moisture and the salt-laden atmosphere at Pevensey Bay accelerates their surface deterioration significantly. Clay tiles don't absorb moisture and perform far better in this environment.
