The proximity of the sea means that even in dry periods, coastal air in East Sussex carries relatively high moisture content. This sustained humidity is ideal for the biological growth โ moss, algae, lichen โ that colonises roof surfaces. The rate of growth varies along the coast: Hastings, which combines high rainfall with sheltered valleys behind the cliffs, has particularly rapid biological growth. Eastbourne and Bexhill's more exposed positions mean wind dries surfaces between rains and growth is somewhat slower. Why jet washing destroys coastal roofs
Jet washing is the most damaging thing you can do to a tiled roof โ and it's particularly damaging on coastal properties where the tiles are already under significant environmental stress. Here is specifically what happens:
On concrete interlocking tiles โ the most common roof covering on post-war and modern housing across Eastbourne, Bexhill, Hastings and the coastal towns โ the surface is protected by a layer of cementitious coating or surface treatment that provides colour, texture, and critically, water resistance. It also risks dislodging slates that are held by corroded nails, creating an immediate safety hazard.
We see the consequences of jet-washed roofs regularly across East Sussex. They're not hard to identify โ the tiles have an unnaturally uniform, slightly rough appearance, moss re-establishes faster than on untreated roofs, and tile deterioration is significantly accelerated. We are always honest with customers when we inspect a previously jet-washed roof: the cleaning has caused damage that cannot be undone.
The right approach: hand cleaning with biocidal treatment
Our roof cleaning process begins with manual removal of moss and biological growth using soft brushes. This is slower and more labour-intensive than jet washing, but it removes the growth without applying any pressure to the tile surface. We work systematically across the roof, clearing growth from between tiles, from valley areas, and from the ridge.
Following manual clearing, we apply a professional-grade biocidal treatment. This is not a consumer product โ it is a concentrated biocide formulated for roof applications, applied at the correct dilution and coverage rate. The biocide kills moss, algae and lichen at the root level, including the mycelial networks and root structures that remain in the tile surface after surface growth is removed. These sub-surface structures are what allows moss to re-establish so rapidly after simple brushing or jet washing โ the biocide eliminates them.
The biocide is rainfast within hours and breaks down safely in the environment. It is not harmful to plants, animals, gutters or adjacent surfaces when applied correctly, which it always is by our experienced team.
After treatment, the dead growth weathers away naturally over the following months โ you'll see the roof continuing to improve in appearance for up to six months after the cleaning visit. The tile surface beneath is left clean, undamaged and treated.
Copper ridge strips โ the best long-term investment for coastal roofs
After cleaning, the single most effective thing you can do to extend the period before your coastal roof needs cleaning again is to have copper strips fitted along the ridge. This is a service we provide as standard with every roof clean and we recommend it strongly to all our East Sussex coastal customers.
Copper is naturally toxic to moss, algae and lichen. These organisms cannot tolerate the presence of copper ions in their environment and will not establish on surfaces where copper is present. When a copper strip is fitted along the ridge of a roof, every rainfall washes tiny quantities of copper ions down across the entire surface of the roof below. Over time, this creates a uniformly copper-treated surface on which biological growth simply cannot take hold.
The result in practice: roofs on which we fit copper strips after cleaning remain significantly cleaner for significantly longer than those without. On the East Sussex coast, where roofs without copper strips might need cleaning every 3โ5 years, roofs with copper strips installed are typically staying clean for 8โ12 years. The saving in avoided cleaning cycles over a decade is substantial โ copper strips represent excellent value and we always recommend them after cleaning.

Spring โ post-winter assessment

- Go into the loft and check for new daylight or moisture

How to tell the difference between a roof leak and condensation
This is one of the most common questions we're asked โ and one of the most important to answer correctly before spending money on repairs.
Signs that point to a genuine roof leak: Staining that appears or worsens specifically during or immediately after rain. A clearly defined damp patch that follows a rafter or joist line. Actual water dripping during rain. Staining concentrated around a chimney stack, skylight, dormer window, or where a flat roof meets a wall. Daylight visible in the loft during dry conditions.
Signs that point to condensation: Dark staining that is diffuse and appears on timber rather than felt โ particularly on rafters and the underside of battens. Staining that appears or worsens in cold dry spells when heating is running heavily, rather than during rain. No clear entry point visible in the loft during daylight inspection. The presence of mould on timber surfaces.
Condensation in roof voids is extremely common in East Sussex's coastal homes โ the damp, mild maritime climate means the air carries significant moisture content year-round. Warm moist air rises from the living spaces into the loft, hits cold roof timbers, and deposits its moisture content. The solution is improved ventilation โ not a new roof covering. We are always honest about this distinction and will tell you if what you have is a condensation problem rather than selling you unnecessary roofing work.
How often should a coastal East Sussex roof be professionally inspected?
For properties within half a mile of the sea in Eastbourne, Pevensey Bay, Bexhill and Hastings, we recommend a professional inspection every 3โ5 years.
